Buying a property in Mauritius

Can a foreigner buy a house outside any usual scheme?  Heard they could if they open a company with a local partner? 


Will he be entitled to a citizen resident permit?

The Immigration Act 2022 amended the Non-Citizen (Property Restriction) Act and brought in some key changes in relation to foreigners buying property in Mauritius. Now that the bill is law, we look at some of the most relevant changes for non-citizens buying property in Mauritius. Foreigners have always been able to buy a commercial building with permission, but now they can buy a residential house outside the PDS, Smart City, IRS and RES schemes.



WHO CAN BUY A PROPERTY IN MAURITIUS OUTSIDE THE CURRENT SCHEMES?


Any foreigner can buy a property in Mauritius but historically this was only in certain approved developments such as a PDS or a Smart City. The new rules allow a non-citizen who is resident in Mauritius according to the Immigration Act 2022 to buy a property in Mauritius outside the current schemes. Foreigners are understandably excited about the prospect of buying a modern house, and finding that the house on sale is free-standing and independent.



WHO IS RESIDENT IN MAURITIUS?


Any foreigner that has been issued with a permit under any of the following options:

* a temporary residence permit;

* a residence permit;

* a permanent residence permit;

* an occupation permit;

* a short-term occupation permit; or

* a family occupation permit.

There doesn’t appear to any clarity of how this regulation will work in practice. We have been told by estate agents that the government needs to approve any proposed purchase under this scheme.

Hello lolalou, to have a residantial permit in mauritius you can buy a IRS, PDS or RES property made for foreigners and you will have the permit as long as you own it. I am not really aware of the other possibilities ***

Can any estate agents confirm that one is able to purchase a property under this amendment?

"Which Act became LAW" is nowhere to be seen as far as AMENDMENTS  for 2022

Thanks for that. We have not been able to get a straight answer from anyone.


Also, not been able to find out how it works in practice.


One respected estate agent told me to wait until the next budget in June/ July this year when the government is expected to act on this issue.

This is an Ad Infinitum Ad Aeternam excuse year in year out.

If one observes the political situation, it is an empty promise because this will create havoc and no one wants to give  away power !

Indeed any purchase outside Pre-approved scheme is subject to a letter of Authorization from the EDB and effectively PMO (Prime minister's office) approval.There is a lot of confusion as one of the provisions in the bill (and last years budget speech) was never promulgated into law.

Yes as far as I have been told the above is possible - however you have to pay USD 50 000 to gov. and the property value must be more than USD 350 000 - have not readd the posts in detail so maybe repeating info.

Why buy outside the permitted areas? That bill has not been made into law, and probably never will. It will play havoc with the  local housing market.
