Buying first property - fast(er) notary

"Hello :)

Since I am now purchasing my first property, I am searching for a fast(er) notary service. Many real estate agents and banks have informed me that notary processes can be quite lengthy, taking months to complete.

Has anyone had any experience with a notary who is known for being efficient?

Specifically, I need the sales deed for the property as soon as possible to secure financing of a part of the property from the bank.

I have looked through previous discussions on this topic, but they are outdated, and the recommendation section doesn't provide any detailed information about notaries, making it difficult to assess how current the data is.

Thank you in advance.

Thanks, but I was not looking for a list of all notaries in Mauritius. Because any notary will tell you they will finish everything fast and there will be no problem. But in fact many of them just ignore your phone calls/emails and need weeks to prepare your documents.

Therefore my question was if someone does have a recommendation.

If I were you I will not look for a fast notary but a competent and honest one

before and after buying anything, there is several controls (check if the seller has power to sell, the existence of charges, servitudes...) and registration which are to be done by a notary and depends not only on him but on third parties like the authority..

remember that in our world important things need more time like in a fast food shop..

thanks but I know that there are a few checks that has to be done in order to be in line with the law.

but in fact this is no reason to need 2 month to prepare the draft of a sale and of course to not answer emails and calls from the seller, real estate agent and buyer. That’s what happened one time and the seller decided to look for someone else the first time I wanted to buy land. In that case the person working at the notary was someone m family knows. So even worse to be treated like this.

so i am not looking for someone who is not working according to the laws and regulations and ethics but someone who is reliable, responsive and proactive. Despite the fact that the buyers is paying an amount thats not lot I am asking for.

I agree wholeheartedly with you Vanessa:

the agreed rate for notaries on Mauritius 1% to 1.5% of the sale price is a Massive amount of money, and for that fee. each and every one of the registered notaries on the list at https://notairemaurice.org

should offer prompt, accurate and meticulous service with staff that respond immediately to email queries from the seller, buyer, bank (mortgage lender), property developer, EDB  or estate agent
