Hi all,

I have found a parcel of land in the cabarete area that I’m interested in.

Ive asked the realtor to forward me a copy of the deslinde which she says she has.

im abroad at present in Europe.

However the realtor insists I must be in the country to view it.

Is the deslinde a public document? Why should the realtor be so reluctant to send me a copy?

I think as a purchaser I should be able to view the document as I understand it is a PUBLIC document.

is this not the case?

Any advice much appreciated.

For every property we have purchased (3, at this point), we have been shown the title.  It says "COPY" across it.  But even if they just forward you a PDF or picture, it does no harm.  This would be a very early, very large, red flag.  Either the property is not properly titled, or the realtor is not trustworthy.  Or both.  If you can't get a copy, do not proceed.  If you do, make sure you have a reputable lawyer look into it before you make any deposit or payments.

The short answer is, the realtor is lying to you.

Good advice.

Uncle Buck is correct. I spoke with my husband who works for the premier real estate company on the north coast. He said that letting the buyer see the title and deslinde is no big deal. It solidifies that they have what they need from the seller.

I agree with these 2 posts! Huge red flag
