Putting Rent up

How much are our landlords allowed legally to put up our rent by this year? We've lived in the flat for 3 years and they said they've not put it up yet so they're asking for €100 more per month?

First it depends whether your contract is registered with the Housing Authority, if it is the Landlord has to give you 3 months notice before the contract expiry if he wishes to change the terms of the lease. If it is not registered he is breaking the law.

If registered and he gives three months notice of change or termination he can do what he likes, if he does not give 3 months notice than the contract automaticaly reknews and he can not increase rent by more than 5%.

If contract is not registered then insist that it is, however an increase of €100 after three years is pretty good going on todays rents

it seems a lot.  can you negotiate with them?  landlords always want to keep good tenants

If you are now less than three months from the end of the contract then it is automatically renewed on the existing terms and conditions by the housing authority and technically the landlord can't put the rent up by more than 5%. If you have got a good relationship with your Landlord it would be a shame to spoil it by refusing the increase, things could turn nasty very easily!

However, depending on how much you have being paying for the last three years €100 increase sounds reasonable, especially if that is the only increase in that time. Rents in many areas have gone up by around 25% to 30% over the last couple of years!
