Hi guys I’m no stranger to Thailand and back out end of the year , my query is regarding ‘buying’.


is it worth buying a condo or apartment?!



procedures and regulations ?!



any help /advice / tips /knowledge welcome .

An apartment you can't buy unless you buy the whole building.


The one regulation that stands out that you either have to have cash or a thai partner that has cash or a paying job to secure a mortgage.


Luxury build price js 40K THB per square meter, anything more and you will not be able to sell the condo for years with profit.


I assume you understand condo rules re ownership.

You can expect, sometimes, heavy service fees.


As for the actual purchase it is the same anywhere, read the fine print.!!!!

I would recommend only buying free hold condos anywhere in Thailand and avoid leasehold. Though the process is very simple and the main point is that the funds need to come from overseas, mainly into your named account.

@martinoo2002  I would rent you have much more flexabilty.  If you don't like the condo or your neighbors then you can just move.

Hello,

I would recommend to consider only Foreign freehold condos. It's very hard to re-sale a leasehold.

Be carefull on off-plan projects, only few developers are trustable. Don't buy small units (too many on the market). I am in real estate business for 15 years in Phuket. I have seen only few condo project where sellling price increased with the time as there is always new development pops up. Carreful also of the very attractive guaranteed ROI from developer. The best guarantees are the location, the view, foreign freehold ownership, and good management. We do manage condo in the south of Phuket, you can expect a net ROI around 5-6%. Get a reputable real estate agent and a lawyer firm. The process is not complicate if you are assist by professionals. Hope it helps !
