Condo Maintenance costs

I'm trying to work out the costs of renting in Thailand. Can anyone please advise, if we take out a long term rental, would maintenance costs for the condo be paid by us or the owner. Thanks in Advance.

Hi usually for long term rentals, maintenance is as follows:

1) Juristic building maintenance for the owner

2) Condo / flat maintenance for the owner

3) Breakage for the renter

4) Elec and water for renter

5) Wifi could for either renter or owner to be negotiated

6) TV and subscription channels for renter or owner to be negotiated


There are a few plans available with some real estate agents where as an expat you can get finance for 3 / 5  or 10 year payment plans. Low interest , low deposits , monthly payments structured to be similar to renatal costs. Chat for more info. Rgds Howard

In my 8 years of living in Thailand, I have never seen a case where renters pay maintenance fees. Owners yes, renters no.


However, it is worth finding a good attorney in Thailand, who can advise you when you run into situations that don't make sense.


My Thai girlfriend protects me from being taken advantage of in Thailand, by being very knowledgeable & tenacious about such things.


Keep asking questions and with all due respect, don't believe everything expats tell you. Once you get to know the system, which realistically takes about 3 years, it gets a lot easier.

As a follow up question, has anyone had experience in renting a property through an agent? If you see a rental property advertised as 50,000 Bht per month, would you expect to negotiate that down for a long term rental? If so, what sort of reduction would you expect to negotiate?


@Shorty1964 At this stage we are just making sure everything makes sense for our planned retirement move to Thailand. We have booked to come over again in December and plan to spend 3 months in Pattaya. Previously we have had a couple of one month stays since Covid. This will give us a chance to make further enquiries and confirm it's what suits us long term.

Usually the price shown by agents is the cheapest price ie 50,000 per month for a long term rental of 12 months, (always good to ask of course) 3 months is considered short term and would be anything from 20-30% more than the price stated. Usually long term rental is 1 month paid in advance with 2 months paid in advance deposit. So you can see how short term rentals can confuse / complicate "Usual" process. In all matters contact the agent first. Some newer Condo's House rules do not allow short term rentals so even if the owner wanted to he/ she could not rent for 3 months


I would advise having a list of approx 4-6 condos you have seen online before coming here to view once you are here. Baht 50,000 is top range in the rental market. Let me know what you are seeking and i can help to steer you in the right direction. For that amount per month its better to ”Rent to Own” If you are planning to retire in Pattaya for good. Its a great beach city, i suggest to use Pattaya as “home base” and travel now and again around beautiful Thailand!
