To apply for permanent residency, you have to have been married to a Kenya for at least 3 years (and there are other requirements, like a good conduct record). I was told by an immigration advisor in Nairobi that the application process can take over a year to be approved.

Hi

I  am about to transfer some advance payment for a house in Nyeri I saw on Property Pro about a house for rent in Mukurweini Nyeri, but the problem is I don't have anyone to verify the location for me and ascertain that it's a legit landowner. I have his number and Mpesa details already

Hi,  I would advise you to NEVER make a down payment on a property, either to rent or buy without physically seeing it first (not sure how this is related to the title of the thread)!
