My understanding was that I need to file an IRPF form for 2024 as I purchased a property in Brazil over the threshold amount.  I am a foreigner who has not been in Brazil more than 180 days during the year.  When I tried to send the online form, it said my CPF is registered as a foreigner so it would not accept the online form, nor can I find any other form to submit.


  1. Do I need to submit the IRPF form for 2024 given these circumstances
  2. If yes, does anyone know where to find the form to complete and send in?

Thanks for the link. I was able to download the software and complete the form, but I still get the error when transmitting the form since I am not a resident and my CPF shows as living outside of Brazil, I cannot submit it.  I have checked all potential options in the software and no options to show that I am not a resident that just purchased property.

Why do you think that you need to declare -- is it an income-producing property?


*ETA* I just asked my accountant, and she told me that there no longer is a way to submit a hard copy declaration to the Receita Federal.  But it occurred to me -- have you tried using a VPN?  My VPN (Private Internet Access) has servers in Brazil that will make your declaration appear to be coming from a Brazilian IP address.

Doing oline ( as in the cloud ) can be a royal pain in the arse.



Just download the up to date software from "Receita Federal" site and do it online, with the help of someone. You can chose to run on Apple, Linux, or the Latest Microsoft.   


Once you complete the required fields, uplooaded it, and collect the receipt.  You can run it several times until you get it right.


Do no do this on an smartphone app.   Do through your desktop 


If you have not completed just yet, past the 31st, you are liable to pay a late fee fine, about R$ 140


Whatever you owe, plus late fee, the software will generate a bar coded  payment form ( DARF or similar sounding ), and you can take it to the bank to post payment


Invite someone with a modicum amount of understanding, and then either give them cash or cover dinner

Further related questions:

  1. Do you require the IRPF filing because of the real estate purchase / ownership or because there are revenues associated with the property?
  2. Since the filing deadline was April 30th, 2024, does this mean that the real estate purchase occurred in 2023?
  3. If you have revenues that legitimately need payment for 2023, is there a need to make pre-payments in 2023 in order to avoid some sort of fines / interest payment?
  4. Finally, is the IRPF application that will run on your PC /Mac the only way to get answers to the questions above?

Would it be possible to let us know what you find as many do not know this requirement to file IRPF for owning property greater than R$300K?

Do not use the online one. Get the one you can download to your computer.


And then keep toying around until you can crack the code.  Or else, get help on this.


Brazilian government software tends to be finicky.

Good question.  Does anyone know what the threshold value is?  I don't remember where I got the 300K value - may be from some web site....

I'm interested because I'm buying an apartment and not sure if it will close this year or next.  My understanding is the 2024 filing is for the year 2023.  The 2025 filing will be for the year 2024.  Just like it is in the USA.

My understanding is that "Exempt incomes" is things like tax free interest on a poupanca, or other tax free income.  The value of property is "Goods and rights".


At least that is my understanding from reading the webpage.  If I'm wrong, please LMK.
