Hi, we have completed a purchase in Teresfanou and have just spent 2 weeks cleaning and painting. The apartment is in a complex and we are hearing different stories about what is happening with the complex. Does anyone live in Teresfanou on this forum?

Any views welcome.

I don't live there.  But I have noticed that there is a lot of misinformation, rumours etc. spoken by expats.  I take everything with a pinch of salt, and then make my own mind up.

I don't live there we live in the west of Cyprus but we have been looking for property over there for the last two years and that was one of the villages we had looked at ..there certainly  seems to have been some bargain properties in that area ... . We eventually decided against it and the east as a whole... Just not enough for us to live there, it's not a criticism it's for entirely personal reasons nothing else .


So am not sure what it is you are hearing.. can you explain

Our complex has/is changing management. One committee member suggested they changed in July, people we spoke to on site say it is changing shortly.

We are being asked for 2025 fees early as they are broke. On site told to wait as new management will be lowering the fees. They are very high. Bank has just released released properties. The complex a bit is a bit run down, haven't received any contact for the fees. Just a bit confused and concerned.

This is often the case with complexes am afraid. .especially those that have been left empty for a while and possibly neglected. Then when they get sold management committees get formed then the real fun of communal living  begins with internal politics and  personalities and debts exposed. Power mad people, budgets are often kept low and unrealistic leading to more money being requested that owners may not have planned for... Especially for sewage plant repairs if one exists, roof repairs painting internally and externally. That's just for starters...


Communal living is ok  but it has it's downsides too

As the IPL dictates a financial.year from Jan to Dec so it would make sense to make the change now to stay in line with it...


They are high for a reason and it's usually because of long term non payer debts habitual short or late  payer debts,  incomplete works improvements needed, and essential works. Bear in mind shortfalls in fee payments falls to the payers ..they must make it up ..by law ..  not fair by any means but it is law. It is also something that happens in the early stages of a rekindled complex needing funds to get it going again.


Best advice I can give you is to demand to see the budgets and the latest set of accounts and ask questions..it is law and your right to have them issued every three months.
