Renovator (Co-Owner) wants to sign the addendum

Hi,

I am close to by a condo and the seller has to fix some things in the condo like move the kitchen to another place. First in the contract they did just written they will fix it, but I wanted also a deadline and a penalty for non-compliance in the contract. They did accept it and did make an addendum. But now they want the renovator (co-owner) to sign the addendum. Do u know or can u tell me if this way is ok? if we later has a problem because not fixed in time, will I get the money from the renovator (co-owner) or its better let the seller sign the addendum? The agent said if the seller sign I can’t get later the money from the seller if not fixed in time!
