Property scam Cyprus, have we lost our property !

posting to see if anyone has any similar experience or has any insite into how this can happen.

we bought a property 20 years ago paphos area and had many good times over the years but received a surprise letter stating our property has been sold at auction and we have so many days to vacate.

property is mortgage free and has been rented out last couple of years if that makes a difference.


details are thin on the ground at the moment but anyone heard of this happening before ?

Do you hold the title deeds in your name ?

Maybe contact your solicitor

It won't be the first time a property has been sold twice...do you hold title deeds, if not why not or was it bought without deeds on a contract of assignment. Maybe it was encumbered with an unpaid mortgage by someone else  or  unpaid developer loan.. and it's now being foreclosed upon..interesting that you have not had any previous communications. Whose auction, what Checks did they do , is it bank, a holdings company  or private auction.  Is it a scam. Have you spoken to the sender of the letter .

Go get a lawyer sharpish. Get onto your lawyer who handled your purchase...

Without Title Deeds, does a 'contract of assignment' guarantee Title Deeds being transferred?


You can check the Land Registry yourself about ownership.


Google recent auctions in your area, you may get some info. to take to your lawyer.


And get an independent lawyer today!

solicitors already on the job but can’t help ponder and get some opinion's at the minute.


We have many theory’s at the moment but real evidence just yet.


we have correspondence from the builder many years ago saying title deeds where on the way after completion…. I don’t think they ever arrived.


still in contact with the builder who manages the block but it all seems shady.

So you don't have any title deeds.. never issued...or maybe there is you just havent received them...or collected them. So you must.have a purchase agreement and pink sales and vat  receipt....


Maybe a call to the land registry to do a land and surveys search on the property

.it's cheap and easy to do.

I am not at all sure a contract of assignment guarantees anything never mind title deeds being transferred. As a recent article highlighted that the land registry take no responsibility of informing anyone that the property you are buying or have bought is not being sold or has not been sold to someone else...although how that works I really don't know as I would have thought a contract of assignment is registered at the Land Registry .... Whatever actually happens doesn't fill me with. great deal of confidence
