Hi mostly houses around Subang Jaya - USJ section 16 has the condos that are affordable/cheaper. 2 bed 1,500 to 2,000 RM for a decent one.

Deposit will be 2 months + 1 month in advance plus half month for utilities so 3.5 months required in CASH upfront. MAke sure you get the keys and a receipt!!! So for a 2k apartment you need 7k RM upfront.

1 year is usual min - many estate agents in KL are like UK estate agents ie untrustworthy so they may say 6 months ok but cheat you (happened to friends). Always read all documents and never believe a word an estate agent says.

The short stay rentals are normally high. But you might be able to find one.
Yes they normally charge u 2 and half month deposit

Real estate agents don't cheat, the reason they sometimes ask 6 months because not all the so call expats are trust worthy nowadays and the agent is accountable to the owner for the rented property. Nowadays the locals can pay higher rental than many of the so call ex pats that come to Malaysia with low salary and renting property between 1000,yr - 3000myr. Owner prefer to rent to locals which is safer than the low income so call expats. Many occasions the so call expats run away, or break things in the property and refuse to pay and the agent is accountable.

However,no such problems are encountered with professional expats and the owners have the guarantee from the employers for the condition of the premise and term of rental.

In reality, most owners nowadays have instructed real estate agents not to rent the property to some nationality that comes to Malaysia based on the numerous complaints received regarding this few nationalities.

Please do not see from one view or one incident, for everything to happen there must also be a reason
