Finding a house, agent or not?

should I use an agent to find a house?
or should I just walk around the area where I want to live and go in directly to the apartments and talk with the manager?

If I was to go through an agent what do they charge?

most importantly do they over charge for the house, make me pay them for the monthly rental charge and the agents pay the landlord?
in this case I am over paying for the house..

advice please.
