Signed contract but place is really bad

Forgot to mention that i only me signed the contract not the owner

I would advise you to go through the all contract that you signed and see if there isn't any clause stating that you have to pay some sort of fee to the owner a part of the deposit for breaking the contract. If not, I reckon you should be fine. That's only my opinion as I am not aware of any other legal implications.

i will as i said i dont mind losing the deposit i gave which is one month rent but the place is really bad. they did an amazing job with the pictures and i need an adress so i could fill in the documents for my dogs. saw it today was really dissapointed!!!!1

If the owner has not signed the contract, there is no contract: therefore, no deposit is payable.

Yeah, I can imagine! Unfortunately, that's always the risk when we commit yourselves with something we haven't seen personally and live. Well, I hope you manage to sort it out without major issues for your side.

byron i have signed it and sent it to the onwer. im guessing he will sign it so he can get his money. but i went today and the doors are in really bad condition. its an old house i accept it but they can fix it if they want to rent

Me, I would insist on having remedials carried out.
If not, walk away.
The contract signatures were not witnessed where they? so just tear it up.

walk away as once you are in they will not do the repairs... id say that if he hasnt signed it and it hasnt been witnessed there is n o contract - and its via an agent go see the agent immediately

Agree with all the above - if you're the only one that singed it, it's not yet a contract. The agents themselves also know that you also have a right to get out of it because what you signed for it not what you're getting, pictures where misleading and so on - they won't ever tell you that though.

I guess this is a good lesson for those about to take the first steps - dont sign anything or agree to anything until you have seen it...and if truth be known dont even do it then go back for a second look and remember to ask the awkward questions. ITS YOUR MONEY AND YOUR LIFE at the end of the day. protect yourself.

Sound advice from someone who knows. Also, go back at different times of the day/week before signing.

We took ours on short let, 6 weeks, during winter, before we committed ourselves.

Forgot about that one Red - yes defo go back at differing times of days to check out neighbourhood - things change from daylight to after dark - howling dogs etc, neighbour activities, parking, and nightlife starts (depending on area)
