I thaught that's a common knowledge! I certainly expected a law student, of all people, be aware of the connection but the hint was in "buy".....

There is a difference between struggling to buy and buying something without taking due care and attention though
Buyer beware means that when buying you should do everything reasonable to make sure you have a safe and sound purchase albeit you cannot mitigate against everything .

1. I agree there is a difference. The connection is in 'buying a property'

3. No, I respectfully disagree. Caveat emptor only means "buyer beware" (as you correctly wrote). The rest is the interpretation of it in a legal sense.
4. If one struggles to secure a mortgage, one will not get to the legal matters.
5. I wished to raise awareness. It's the title I chose to capture the audience and entice them to look in. You might disagree with my choice for the title; I respect that, but headlines are always a bit like that and chosen a bit controversially by intent.

The article is 18 months old, the headline misleading, though attention grabbing. Why is it here?
