Property prices in Chiang Mai

Hello everyone,

Finding affordable housing in Chiang Mai is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Chiang Mai?

What about you? Where do you live now? Is it a place you would recommend?

Make sure you buy away from the overcrowded trendy tourist spots such as Ninenheiman area. Renting there was a big mistake as trafiick is seriously bad.
Move out just a little near the river if you are looking for a condo. A condo with Ping River views surrounded by local markets etc is perfect. Riverside Condo represents great value with great views to the mountains or anywhere else along the river

Hi Priscilla, Following some surgery here in Australia, I will be moving to Chiang Mai.
I hope you don't  mind me  " picking your brains " or follow ur forum , as more accommodation becomes available?

I stayed at a hotel in Haiya to the immediate south of the old city. It seems very "undeveloped". There are a lot of old single-family homes there, and not too many condo developments. I wonder what's the general opinion about this part of 'Mai?

The Kad Farang area seems to be popular; listings for condos around there seem to suggest that it's a valuable address. Opinions?
