Hello everyone,

Finding affordable housing in Atlanta is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Atlanta?

What about you? Where do you live now? Is it a place you would recommend?

Living Atlanta, Georgia ! I have been living in Atlanta and Suburb for the past 43 years except 6 years between that I lived in Europe, mostly in Germany. I live in the suburb north of Atlanta almost 25 miles from downtown in the city called Alpharetta.   In fact, There is no way of giving a realistic  estimated price range for a one or two bed rooms apartment solely because location is everything and not to forget the safety of the neighborhood which impacts the price big time !!.  However  a one bed, one bath apartment can range from $800 - $2500 depending totally on the location ! closer to midtown and safer it gets , prices go up with it equally.  if you are single, you need to be around midtown or downtown area and if you are a family you should choose living in the suburb such as the one I live.   Atlanta downtown is not made for family with children it is mostly commercial buildings and crowded street and totally working environment.   In north of Atlanta where I live the older (15-20 years old) houses with 3-4 Bed rooms , 2-3 baths,  2000-3000 square foot will cost on average $300,000-$400,000 and new constructions , with the same size will be in the range of $450,000 - $750,000.   The YEARLY property tax is a must-pay and depends on the county where the house will be in and will range  for a $300,000-$400,000 thousand house between $ 3000 - $5000 dollars.  My advice  ! If you are ready to move to Atlanta area , rent a flat further North of Atlanta(Stay away from south of Atlanta specially dangerous  county such as Clayton county where the crime is high!)  as much as you can and once settled in, get to know the environment and locations before you chose your long term resident.
