Dear everyone,

I am interested in buying a flat in Budapest. I am a legal resident and I am married to a Hungarian citizen, but I am from El Salvador.

Are there any restrictions or laws I should know about?

Thank you in advance for all your help.

From what I have read on the net - Non-EU/EEA citizens cannot buy agricultural land, but can purchase houses with plot of up to 1 hectare.

According to AngloInfo - Anyone, regardless of their citizenship can buy property in Hungary.

Personally, I would consult a property lawyer or at least a good esate agent who sells to "foreigners" on a daily, weekly or monthly basis.

If you are a non-EU citizen, you have to apply for permission to buy a flat. But it should mostly be a paperwork formality.

Do be aware, that in Hungary, everything acquired during a marriage is essentially co-owned by both spouses and will be essentially divided 50-50 between them in case of separation.

As said above, paperwork formality for a permission is needed. I have several foreign clients, should you be interested in a price quote for legal services, look for me among the service providers listed for Hungary.

Which is buried in the "Handy Tools -> Business Directory" menu.

So, here, for everyone's convenience, is the direct link to the https://www.expat.com business directory for legal services:

https://www.expat.com/en/business/europ … -services/

I am not promoting any legal advistor at this directory, so this is just the generic link to all legal service providers listed in the directory for Hungary. It is, of course, up to everyone to pick the appropriate legal adviser they are interested in (which should not be too difficult to figure out).  ;)
