Australian retiring in Bali

Hi I will be moving to BALI in May to retire there, can anyone help me in the best way to obtain a retirement visa. i am 56 Y/O and will be looking to rent/purchase a VIlla after arriving.
do i just receive the 30 day visa on arrival then use this 30 day to apply for retirement visa? i don't want to leave Bali after 30 days then come back again. Also how long does it take to settle on FREEHOLD villa purchases?

Freehold would be illegal and leave you open to consfication and a 100% loss of the purchase price.

Also avoid dodgy nominee schemes (All such are dodgy)

Rents and leases are fine.

you can already have kitas 319 ((retirement visa),since you are qualify,
one of the requirement,you already reached retirement age

Hi Fred, thanks for your feedback, if freehold is illegal then why do All Bali realestate websites offer freehold or lease hold on villa property sales? There seems to be many thousands of villa in Bali owned by foreigners are these all owned by Balinese and leased to expats

You may see villas and such with freehold titles but foreign ownership of land in Indonesia is near impossible or impossible, it’s pointless stating Australian websites, it’s Indonesia law! they may be an exception with a company set up minimum SGD $ 1million (give or take)
You can legally own an apartment but must be purchased from plan through the developer and Indonesia doesn’t have a great track record with “developers”  and refunding clients the apartments we’ve purchased are above the 8th story below the 23rd plenty of developments for foreign ownership but take caution
I understand you can purchase a house as a foreigner but they are minimum spends in various regions I’ve read between $250k o $1 million, I guess estate agents “may” be able to offer advice with the correct visa you won’t have an issue leasing long term

It's illegal for foreigners to own land in Indonesia and that means ALL your money is at risk of being lost as the government can (and do) confiscate illegally held land when it comes to their attention.

A lot of foreigners own villas, and all are risking every penny they've spent.
Leasing is no issue but nominee schemes are bad news

The upshot

Renting is fine
leasing is fine
Owning is not fine
Nominee schemes are run by schemers

After hearing that i will now defiantly look into only renting/leasing for long term in stead of purchasing.

Hi Robert, Come in on a 30 day visa and go to a immigration agent I have used Bali Mode for ten years. You will have to go out of Indonesia and come back in to start your retirement visa, that’s easy Bali Mode set it up you just do a day trip to Singapore.
Hopefully you have googled Indonesian Immigration Sydney it’s all there the info on visas.
As for freehold property I would suggest what Fred said strongly think about leasing, you may loose the lot with freehold.
Don’t rush into anything its all is very overwhelming when first arrive and the cons will grab you at this point.
Rent in a home stay for a while and get your feet.
I am presently in Oz doing my two years to make my age pension portable. Can wait to return next year. Cheers.

The 'freehold" adverts you can see in Oz are nominee arrangements - the ownership resides with a an Indonesian national who then has a contract with the foreigner to relinquish rights of ownership to the foreigner.

These arrangements are at best "quasi-legal" and could lead to complete loss by the foreigner.

Get yourself a nice safe long term lease, properly notarised through an independent notary...

Can anyone also tell me when looking to lease Villa why the electricity is also shown in advertisements as KW/size of usage? what does this mean and stand for? do you get an electrical bill? how does this work?
secondly as an Australian can anyone recommend what health insurance is best to go with?

If the nominee decides to sell the place from under you, you can't take them to court to uphold an illegal agreement.
The whole thing works on trusting a stranger with more money than they can earn in a lifetime.

I agree - these dodgy schemes are a very bad idea ... but some support them. Mad as spoons or they're on the make from them. At least one well known expat group advertises these scams, but my advice remains the same - tell anyone offering such things to take a long walk off a short cliffe

Many houses have very limited supply, that meaning you can't run 3 air cons with your fridge and so on without it tripping out. You can apply for an increase but that can be hard work.
The smaller the rating, the less you have available.

I'm from Yorkshire so never spend a penny I don't have to so I'd rent a house with a couple of bedrooms and maybe maid's quarters.
The rest would depend on if it's for a family or just yourself.

Air con (AC pro - ar say) is an absolute must if you enjoy sleeping.
Ask this - would you actually use a pool or does it just sound nice?
