Paying Rent/Deposit

Retiring in Tagaytay next 18 months with Filipina native wife. She has not lived in Philippines for almost 40 years and is a unfamiliar with day-to-day how things work.
The one thing that really concerns me is how to pay for deposit and monthly rent on a condo?
Any advice would be helpful.
Planning on 3 week airbnb stay in Tagaytay while we look for 6 month-1 year condo lease.
Will secure wife's Philippine citizenship and passport before we arrive but am unsure how long I can stay as a U.S. citizen.

If your wife is a dual citizen and you have copies of your marriage license and other papers declaring her dual citizenship then you can enter as balikbayan, they put a bb under your passport stamp and you can stay for a year, leave and then reenter with your wife and stay for another year.

Usually they require 2 months deposit and first month in advance. I have never entered a contract for more than 6 months - this is almost always acceptable. Cash is a common  payment method here, although sometimes upon first renting they have required postdated checks for each month, drawn on a local bank like BPI, BDO, or China Bank. We use my GF's bank account for that as I don't have a PI bank account. After that we usually just deposit directly into the owner's account at a branch of their bank.
