Just wondering how much should I be paying to buy a 2 bedroom apartment with a sea view in Vuug Tau?

The lowest advertised price I've seen is 270M. OTOH, I know of a 3 bedroom condo without sea view that was sold last year for 1.2B (billion, not million).
