Committing to renting or buying accommodation when you’re new to or have not moved to Saudi Arabia just yet is always a stressful endeavour. Would you like to help us in putting together a handbook of what to look out for when house hunting in Saudi Arabia?

What are the most common scams in Saudi Arabia?

What are the red flags to look out for when scanning through adverts?

Is there a list of registered or accredited landlords or real estate agencies in Saudi Arabia?

What authorities should be sought should one come across an accommodation scam?

If you want to search for housing  then it's better to search housing without any third party involvement i mean communicate directly to owner of the property without any agent as now a days it should be compulsory to take housing through Ministry of Housing in Saudi Arabia-Registration is required

As of my experience I would recommend to search through local websites Expatriates.com but try to contact direct with Buildings owners which you will get easily contact from current rental authority who posted adverts on expatriates website.
Careful with third party as always they ask minimum 500SAR for consulting.
By Expatriates.com you can communicate even before came to saudi arabia.

please there is no any SCAM in saudi arabai, especially for housing once you made agreement than there is no any problem at all . here the agreement are on annual basis.

Before looking for accommodation you have to search for a good decent location . special most of family people available . And better to prefer family flat if ur coming with ur family .

Dear Bhavna

Normally single lady coming here for work then sponsor provide accommodation and their responsibility and coming as family then your husband (if he had residence permit) will arrange housing through real estate agent.

To occupy the housing need Iqama (Residence permit) either by male or female. Without having those not able to get housing anywhere. Visit visa holder can stay at hotel, suites etc. Visit visa normally valid for 3 months and extension will happen if your mate had residence permit.

There is no scam, once you show your residence permit and agree to rent building which real estate show you then there is agreement paper prepare and sign by both parties.

While look for accommodation watch surrounding area and it must be cosmopolitan.

Do not take accommodation at remote area.

One thing I now know about accommodation is that if it's not in a Compound, then you MUST SEE the owner before paying. Lots of middle people are scam

Actually, I'm here over 16 years in Saudi Arabia, I never faced any kind of scams, the country it's very safe and no worries for that.

About accommodation to avoid scams in Saudi
1- The contract must be made by a licensed real estate office
2- Do not pay full amount upfront Enough 10% to 25% down payment
and the best way rent hotel or apartment furnished prices are compatible for all levels and see personally what you looking for

there is some advice to avoid scams in Saudi
1- When you ask for any services do not pay all fee upfront
2- ask for copy of licenses
3- must have official website as (.sa or.com.sa)

Yah as over many dear person replied that there is not scam at all so take it easy and go ahead to take housing from house owner through your iqama.

The best way of getting home is directly communication with the owner without any involvment of the third party.

Once I came to Saudi arabia I was really suffering finding the right house for me
Finaly I found very precessional relocation agent Ebkar and Ncomforts companies  they are doing good job
They have own listing website  www.ebkar-sa.comwww.ncomforts.com
Now am enjoying the home what they provide decent property very gentle landloard

its not necessary that middle people are scam for renting any apartment , you can easily search for new apartment through application online name Iqar,  you can open it with google map an d it give you real information about building with pictures and contact number , you can go check the facility and if you like it pay the money and proceed with paper work .

Actually the best way to be safe on this kind of scams are to talk with your own people. I always  look for fellow Filipinos who are currently living in the same building and same floor..
Im asking them regarding the previous occupants and why it was vacated..

This simple ways will make you sleep soundly at night knowing your not walking into a scam.

My point of view is I suggest rent accommodations that are registered and you can go direct to the landlords rather than doing things online.

In Saudi Arabia there is a lot of scammers taking advantage of foreigners.
