Purchasing a Property - Sending money to partner who has POA

Hi Everyone,


Just curious if there is anything I should look out for? My partner is worried something might happen on her end.


I've found a property that I'm purchasing in Turkey, I'm planning on transferring the money into my partners account after she receives power of attorney to purchase it on my behalf. Will it be fine for me to go to my bank and allow the one of payment into her account, is anything going to happen on her end or is it just going to transfer as normal into her account like previous deposits (a lot smaller deposits)?

My feeling is that would not be a problem, especially if you mean by partner married. I do not know if you have created a bank-account in Turkey, but transfer from Turkish to Turkish is no problem at all,


If the property is in your name and your partner, transferring to directly to the seller should also not be an issue. Your bank might question you, but if you give the scan of the purchase contract it really should not be a problem.


Bottom line I would say no issue to be expected, the real estate agent should give some input as well (I think)

@cdw057 We're not married as of yet nor do I own a Turkish Bank account. We started to look into trying to open one for me so I can transfer my money into that and give her POA to use it to purchase the property.


I'm going to double check with the Turkish embassy during the week for the proper method to send her the money and assure that she doesn't get taxed for the deposit of the large amount.


It isn't going through real-estate, it is a private selling of the apartment.

My advice would be just go to Turkey for a few days, prepare a bank account and honestly also get married. Of course you trust your partner, but rather then going to embassy comparing to travelling Turkey yourself, the latter takes more time but could be more practical.


Either way it should be easy, but going yourself just for a few days (and planning arrangements with agents, authorities, etc). Make please sure you make a condition for purchase for them to support you in the frame you indicate. WIth the 20/25 rule I am sure they are interested, a bit of bonus will go a long way (our experience)

There is no problem with sending money to Turkey, and no problem with giving your partner the POA. The partner will be able to do everything that you need done with the POA. Make sure to have all the POA documents in Turkish that is notarized, and to also have a copy of all your documents. The bank and the government will give you no problem sending money into the country. Your problem will be taking money back out of the country if you ever end up selling your property and wanting to leave Turkey to go back to your country.


Also remember that as a foreigner you are limited to what type of properties you can buy, and where you can buy them. If your married, then you can purchase them under your wife's name and then she could buy the property wherever you want her to. This is also possible by registering a business and buying whatever property you want under the name of the business as long as she has a percentage of the business.

If you wish to purchase a home, you should retain an attorney and grant them power of attorney. Since neither of you is married, the inherent danger is excessive. Therefore, you will be 100% protected if you engage an attorney, and you will be in complete control of every stage. The funds are held in escrow in the attorney's account, and the attorney acts only in your best interests. The property is subsequently transferred into your name, and the transaction is complete.


Verify that you are not purchasing in a restricted district, as you cannot obtain residency unless you apply for citizenship. You may still use it if the address is initially unrestricted but becomes limited in the future.

Hi, you need to hire an attorney for those kind of processes which requires a lot of knowledge and experience. You can loose a lot of money when you want to save money by not paying for a legal service.

I am also realtor and I got POA to purchase properties in Turkey . Usually I prefer that buyers transferred the money to your bank account . Also, if you need turkish citizenship, it is better to do under your name for money transaction.. POA people, we can take care of administratives things and to sign of course , better always to get money on your own account .
