  I have two tenants. There is a lease and the first year is almost over. According to the Spanish law the tenants have a right to ask for a  renewal for a additional four years. They have missed the payment for the month of November. What right do I have to refuse their request to renew for an additional four years?

@linsaywv in accordance with Spanish law (articulo 27.2.a), 27.4 "Ley de Arrendamientos Urbanos" and articulo 440.3 "Ley de Enjuiciamiento Civil"), the landlor has the right of repossess his house and the amount of unpaid rent, if the tenant does not pay the rent. This is what the law says, but it is also necessary to read the rental contract carefully. In particular, check if there is a specific clause on non payment of  rent. Also, it is important to know the local legislation of the place where the house is located, in case there are any conditions attached to it. What is the city of the house?In Spain it is calls "deshaucio", meaning, the right of the owner to claim the rent and get his house back. Deshaucio can be initiated by a lawyer, Spanish Notary or judicial procedure, at the location of the house.
