Can somebody suggest real estate agent to look for rental apartment

Hi,  Though there are exceptions, generally Estate Agents  here work for the vendor both with sales and  rentals.  Short term rentals are different usually go via specialist "holiday lettings" agents sites.  If you check on any major listings site such as Idealista or oxl.pt there are many places listed for rental but it's difficult to find out if they are actually available or if the details are 100% correct, also without knowing the areas individually it's a gamble if you'd like the area.  Most rental agents are locally based so have a range of property in the area they are located so first you probably need to narrow your search to an area(s) you wish to live/rent then approach the local estate agents.  Lisbon + Porto have about half the population of Portugal so consist of a large range of "local" areas and do not have one big agency covering each.  Part of the reason for this situation is those seeking to rent property are unwilling to pay for others to do the searching for them so this service is almost non-existent.  Good luck.

Maybe going with one of the big international players in the field of real estate would help you, but whether their employees are all decent and can be trusted, nobody can tell you. In the end you have to look at the real estate and you have to sign a contract.

Firstly, choose a Real Estate Consultant who works in a licensed Agency.


In Portugal, in order to practice real estate mediation, companies are required to have a license known as AMI, issued by the Institute of Public Markets for Real Estate and Construction (IMPIC).


These licenses are public, must be displayed on the websites and advertising materials of the Agency and Agent and may be consulted, free of charge, on IMPIC's website:

And you should choose a specialist Agent in the area where the property is located.


You can also analyse the Agent's behaviour. He is a commercial, he wants to sell and earn his commission, but you can always draw some conclusions, and make an analysis of his personal features, just like you do with any person you meet on a daily basis.


Try to get as much information as you can about the property as possible, Look at walls, signs of dampness, shady areas with no sun versus areas with plenty of sun, cleanliness of the stairway, type of neighbours. Older buildings may not have a lift. Newer ones must have a lift when they have more than 3 floors.


And get a clear idea of the values that are practiced in the neighborhood. Values vary a lot (!) between neighbourhoods.

Get in touch with real estate agents who have a shop open on the street in the neighbourhood you are looking for. I suggest you start with the main ones that have a wider network of shops. Thus, you start to get an idea of values and the offer of properties. Smaller agencies can also be interesting, because the prices can be lower, since they have less advertising and lower sales commissions. Many agents speak English and have contact with many expats. It will also depend on the area you are looking for.
