Hi, we want to move close to Keszthely region for family and came across this EE24.com site. Does anybody have  any experience with them? The houses they list are not listed on the popular Hungarian realtor sites.Thanks!

Search for threads in this forum about Real Estate agents.  Lots of info and discussion. 


Or better, ask your family if they live there already.

I have a general question. can you buy a property in hungary without being in Hungary from ingatlan? How long does it to get residency card, can I apply for it from America ? will my husband with phillipino passport still need visa with residency card for hungary ?

Back again I see.  To my knowledge, the following applies:


All immigration processing is suspended January-February 2024 because of a new immigration law valid from Jan 2024.


1) Yes, but it's not recommended that you do it without being here because you will not know what you are getting.  And you will need a lawyer you'll need to instruct.  Doing it from a distance is truly risky and the chances of being ripped off is very high.


2) A couple of months but you (as a Hungarian) don't need one.  Your husband needs one and he can apply based on being your husband and family reunification.   If you don't have your HU passport, you need to fix that asap to give legitimacy to his application.  You need to do that RP application here as they will need to scan his eyeballs and take his fingerprints for the RP biometrics.  There is a D visa type you can do at a consulate but it's only 3 months validity  for travel to here.


3)  Yes but he can get a visa at first based on being your spouse, then he and you can apply for an RP for him when you get here. Obviously you need to satisfy all the requirements like interim health insurance.  Once he has an RP, he doesn't need a visa to travel to/from Hungary or Schengen countries (with limited effect). 


Note the EU's EES/ETIAS system will be operating from late 2024.  You'll need to Google that.

@angelarobbins if you use Ingatlan you will have a real estate agent, best to agree upfront what he does (and accompanies you). Residence card should not be an issue (and so are local bureaucracy, pointing you at the local doctors and hospitals, changing of driving license etc. The local agent should agree before). We did it ourselves, but assistance (experience in Turkey) makes things more easy.
