I am a US citizen looking to move to the Netherlands. I will not be considered under the 30% ruling so will be a Dutch tax resident. I own real estate property in the US and I understand I will need to report this on my taxes (Box 3). However, it is unclear to me what the tax treaty between the US and the Netherlands means in terms of taxation on the value of this property. Will ibe able to deduct the value of the property from the taxable amount?

You are a Dutch tax resident if you live in the Netherlands for more than half the year, whether or not you have the 30% ruling.


But the good news is tax treaties protect people from double-taxation when it comes to real estate as well. You should certainly consult a tax expert on all of this though.
