Retirement Move From US to Crete- Help Welcomed!

Greetings all and I hope you are all well,

My family and I are planning to retire to Crete in the near future...if we can possibly navigate the hoops to make it happen. We are so confused by the AFM process that we cannot seem to even get past that; it seems to just be a loop. Am I to understand that I need an AFM number to long-term rent and open a bank account, but to get the AFM I need the rental agreement? We have a 9-year-old son, so we need to ensure we have everything in order so he can attend school when we arrive. Any advice will be greatly appreciated. Thank you in advance for your time.

Have you contacted the nearest consulate of Greece in your country  to find out what is needed?   I typed in Adjudicator's Field Manual to live in Greece in google and found quite a bit of info. 

Not so easy if you're not an EU citizen.
