Dear All,


I bought a house near Teteven one hour 20 from sofia.

I have a business name bank account and all the necessary documents.

if I need to buy a car, does it have to be under the business name? and do I need to keep the business which is not active and each time I need to purchase something it needs to be this way please?

Depends on your residency status.  If you have Permanent Residency, you shouldn't have any problem registering a vehicle in your own name; otherwise, you'll likely not have any joy but it seems that some KAT offices make up the rules as they go along. IIWY, I'd go to your local KAT and sound them out..

I am afraid I don't have residency.

but I would love to have a car and keep it in my land since it's easy to use your own car rather then renting one each time.

I will try to go to KAT offices and see how it goes.

You don't have residency? Personally, I would find it very frustrating to own a house and be very limited in the time I'm allowed to spend there! :-) I'd encourage you to get your D visa and residence status approved ASAP. Or did you mean that you don't have Permanent Residence status?


The PR is a nice bonus, and you don't have to do much to get it, apart from hang around here for a few years. :-) But the D visa and temporary residence works for most folks/most situations. I'd guess it works for personal car ownership too, as I hadn't heard this was reserved for PRs. @JimJ may well be correct, but, as he says, it doesn't hurt to go ask KAT.


Getting cover in public health service (NHIF) is a bit protected, and being a PR does make a difference. But there are potential workarounds even if you're not a PR. I pay just under 40 lv per month as unemployed, and it's an amazing deal. I'd encourage you to look at this too (if/when you have your D visa and temporary residence).


If you can't own it personally, then company ownership (with the company authorizing you to drive) is the other option.


I don't think you should assume that if you already have a BG company (to own your house) that you should automatically use it again. It might be worth checking with the person/attorney who helped you with this originally. My understanding is that there's a simplified/cheaper annual filing for a house-owning company, as it doesn't do anything. My guess is that it's exactly the same if it merely owns multiple assets (e.g. house, couple of cars), but doesn't trade. However, if you want to use a BG company to own your car AND trade, it's probably better to have separate trading / asset-holding entities.


The restriction on house ownership is based on your non-EU status. The restriction on vehicle ownership (and driving license) is bases on your non-resident status. You can get around both restrictions with a BG company.

I have had a bad experiences from the time I started the paper process.

bulgarian people see you as an ATM machine. specially those whom I spent some time in their guest house for 2 months.

they keep telling me don't leave the house abonded Gypsies might empty it , and when I realized that it's them actually I was in total shocked hhhhhh.

same with Greek people telling you be careful from Albanians and they are the ones whom you should have doubts from.

so from my understanding I should go to the bulgarian Embassy and apply for visa D?

I might be asked for legitimate reason and requirements for that.

an bulgarian real estate agent told me not to register things under the business name? any idea why please?
