Is there a thread on here relating to the general costs of buying, for example, setting up company for land, buyers costs, notary costs etc so that we can get a rough idea of our costs above the purchase price. Thanks.

Hello, I think there is not a list, bit I will try to outline the most important information briefly:

- creating a company - from 180 BGN ( some shady DIY websites) to more than 1200 EUR for a ready-made ( if you are not in Bulgaria) company from reputable lawyers.

- real estate agents fee - 2-3 % VAT excluded ( in case you hire someone to find you the property), but usually no less than 600 euros

- Lawyer's fee ( for conveyancing and independent due dilligence of the property, upon your personal choice) - some percent from the purchasing price, some times similar as the agents fee

- approx 4% from the purchasing price of the property- for notary tax, Municipality tax ( somewhere the % is different) and Government registry agency fee.

To simplify the answer given above, overall I've learned from others if you add about 15% to the purchase price it should cover everything. For me personally it's between £1500-£3000 all in but people say can be a bit cheaper. I overestimate everything for a small financial cushion.

I would say about 10%.

My experience shows that if you hire a lawyer to represent you for the deals it is possible to avoid % for the real estate agent.
