My Husband and I have been looking for a villa or two, beach front. With the costs of villas out near Caggua or Candi dasa
Have been rather high. we have found a property in Tejakula on the beach, but don't know much about the area. We have travelled to Bali about 12 times but always stayed within the Kuta, Tuban
area. We wish to go halves with a friend, and to use the property for semi retirement.

Could anyone give us some advise on any inportant information on the area, or advise us on any other area, so long as it's neat and clean.

Old thread but good advice to anyone reading it.
A foreigner can't legally own property in Indonesia.
Some agents will tell you it's possible but they are just out for your cash.
One American agent in Bali is a known crook who ran away from the states with a pile of other people's money.
Take care, there is more than one type of shark.

Check out gendingkedis.com. Though it's not really a beach front property, but to get to the beach is only 5mins away. You'll have both the green hills and nice beach in hands. It's run by both local and foreign management. They're selling the units, yet whenever you're away they help you manage the villa so you'll still get something back whenever you're away. I juz recently checked out the place for inspection and at the moment live in the area.

Foreigners can have a long-term lease for min 25 years which can be extended up to 2-3 times, as far as i know. However if a life-time ownership is a must, you can always consider having a nominee on your behalf, of course with an amount of fee that you think is suitable.

Quick run down of the law in Indonesia.
A foreigner CAN NOT own property. Don't let anyone tell you otherwise.
If you are married to an Indonesian, they can own property but it must be in their name and you must have a prenup stating your wife/husband has full title. A postnup is no good.
You can use an Indonesian national as a nominee but there is nothing in Indonesian law that stops them selling the place from under you and you have zero comeback. No contract is really available to do something illegal. You are in their grip once the property is in their name and there is nothing you can do about it if things go wrong.
Rent/lease is not a problem but make sure you use a notary to get the contract right.

The general advice has to be DON'T BUY.

In case you're still looking, our villa is for sale and it's right on the beach in Lovina, north Bali. Although it's outside the main tourist areas, there are plenty of shops, bars, restaurants, etc. nearby. You can see it at villaforsaleinbali.info
