Signing a house rental contract

My girlfriend and I just signed a contract to rent a house for 1 year in District 1.  We did several walkthroughs and everything looked good, but yesterday when we went to measure the rooms for our beds, we went during the downpour and to our surprise part of the house was covered in water.  It wasn't just small leaks, it was a flooding. 

Can we get out of the contract or are we out of luck?  Thanks for any input and we tried to be as cautious as possible when looking, so this is really frustrating to us.

All depends on the terms of the contract! Without knowing what's in it the no one can say...

Apart from yes you can get out of it at any time, but you will lose your deposit at the very least. If there aren't further penalties.

Whenever Vietnamese offer rental for good Price but asking deposit or rent more then 3 month upfront, Hands off, Vietnamese not known for charity. Hope you more lucky next time. If Penalty just Forget about, if Need help in such case feel free to contact us.

PS im Expat married with Vietnamese, went trough all this experiences last 3 years, thats why we have now our own mansion we offer serviced Apartments with our way of life, luxurios to feel like home with our own roofterrace cafe/bar just for the mansion and our friends. Always welcomed

Depends on your landlord and luck you can escape :D
If they wrote a provision to shows that you will lose the deposit amount in case you move voluntarily. Better talk nicely to get back your deposit. If they willing to give back, it's luck! You cannot do anything legally here!

If the flooding was that bad, chances are the landlord knew about it, and will make your life difficult in getting out of the contract. As other posters here mentioned, if you lose your deposit, don't be surprised. It may be the price you pay for experience, and you won't let it happen again.

Thanks for all your posts, really appreciate all the insight and good information.  We spoke with the landlord today and to our surprise she called a contractor out on the spot.  He is not only fixing the main problem areas that we identified, but adding a brand new overhang to the front.  All costs covered by the landlord.  They were fine with me asking if I could monitor everything every step of the way (I have experience with contract/construction work).  We are very happy because we both loved the house.  If all comes through as discussed today, then I have to really give high praise to these specific Vietnamese landlords, because that was pretty cool and honestly something I didn't expect without some type of stand-off.

I know this should probably be under a different thread, but does anyone have any good advice on where most expats buy their health insurance.  Many of my friends here already have insurance from their employers, but I don't have that luxury.  I've been extending my travel insurance for now, but would like to get feedback or suggestions/recommendations on what may be available for expats.  Thanks again for all the help guys!!

My employer offers the interglobal insurance, kind of corporation between Bao Viet Insurance and an UK insurance firm. The premium covers all destinations over the world except the US. However, I understand you can buy higher premium to get cover in the US too. Allianz or Marsh is insurance broker here. You may want to contact them for further information.
