Looking for Office? Help !!

I am trying to set up an import/export business in Ho Chi Minh. My problem is I need to find an office and accomadation for $1000 or less and would like to live in district 1 or 3. I could really do with some advice regarding this. I have Skype interviewed candidates for an assistants position and I am confident I have found the right person who will be local Vietnamese girl.
I think an office of about 20 to 30 sq metres will work for me but all office sizes on offer on the web seem to be much to large, from 50 sq metres and up. I have looked at district 3 as an option, it looks like I may be able to get a house with office a possibility on ground floor and accomadation upstairs, can any one advise.
I have been to Ho Chi Ming on a couple of visits but not the same as living there, so would love some advice and don't want to involve employee at this stage. If anyone is available for a chat on Skype or Viber I would be most appreciative.
