I don't live there.  I looked and looked and looked and feel like I was familiar with the prices.  Obviously, prices can go much higher, but I think this is a good number to work from for most people.

No, I'm not in Panama and have put off plans to move there.  Frankly, I concluded I wanted something I could not find in Panama in terms of a beach community, namely, a beachfront community with high walk-ability to shops, restaurants and bars.  I agree about preferring to be reasonably close to Panama City, which I happen to like and would live there if it had a beach of any kind at all.  As you can tell, I'm not into remote living or even having to commute everywhere.

SawMan is right, about $250k minimum for a house in Coronado but you can get some really fab deals outside of Coronado, Gorgona, Las Lajas etc.

Coronado you will pay premium for everything.

I am currently building a house in El Espino, on the road to El Valle, but rented for 6 months in Coronado.

It really depends on your lifestyle and what kind of home you want...condo...beachfront...house...mountains...there is so much choice here...you really need to come and spend time in and around the areas...my one piece of advice...do not be in a rush...take your time to make a decision...sometimes what you think you are wanting changes completely once you get here!
I was adamant I wanted to live on the beach...I'm now building in the hills!

Thank you so much Lorna SawMan! Ideally, I would get a 2 bedrooms, 2 bathrooms apartment or town house with ocean view, but not on the beach, maybe within 10 minutes walk to the beach. In a quiet, safe area. Better if there is 24/7 security, but that depends on the area.

That's a lot for the money.  If you're not expecting or wanting to pay for a big ocean view, then this is more than enough!

The property looks good, hope there are more like that around.

In the long term, location is key. Beach properties tend to appreciate more in value. However, I do not have the pile of money required to go beach front, so it looks ok. Now more research is required :-)

I wonder where the real estate market in Panama is heading. I read somewhere that only 230 pensionado visas were issued in 1 year, maybe the number is bogus. And maybe there are permanent tourists etc. which never get their paperwork. Still, it seems Panama gets a fraction of what countries like Costa Rica get.

Sueno Mar is right on the beach, they do rentals there so you can try before you buy and a 2 bed is about $215k...
