Need apartment rent contract help

Hi everyone,

I've been on Expat.com for quite some time, just now decided to register, because I need some advice:

I've rented an apartment few months back, and because I was new here they sort of pushed me into minimum 18-months contract as opposed to a regular 1-year minimum.

The issue is that I need to get out of contract just after a year of it (personal reasons), and was wondering if someone (preferably with lawyer background in Spain) could explain my options.

In one page the contract is in Spanish and it says "...por el tiempo de 18 meses, renovable hasta 5 anos...",

while in other it says "el plazo e duracion del presente contrato es de 1 ano renovable hasta 5 anos sin perjuicio del derecho de los arrendatarios a la prorroga del mismo conforme a lo dispuesto en los articulos 9 y 10 de la lau. una vez transcurrido los primeros 18 meses de obligado cumplimiento de contrato por parte del arrendatario, en caseo de que se quisiera rescindir el contrato, se debera avisar como minimo con dos meses de antelacion, por escrito y por cualquier medio que asegure su reception al arrendador."

By any chance, could someone explain to me if I do have 18 months minimum or 1 year minimum? The longer text seems to say that it's one year with enforcement by rentee, not rentor.

In any case, is it common in Spain to get out of contract and not lose the deposit?

Hello,

I could help you more if you could send me the copy of the contract. I guess the second paragraph you quoted has the key to the problem, but I can t figure it with just that extract.  If you could scan it that would be helpful, unless until someone with more expertise comes around :)

In any case I guess  you got to give 2 months notice...
