1) Always consider the correct location (people often say if only I could pick up my house and put it here or there?)
2) Look at your basic requirements that are key to you do not opt for put up and do attitude.
3) Embrace and respect the local way of life (you can always introduce your own countries quirks)
4)Buy somewhere that is even the top of your budget (no matter what you'll find the money better than regreting missing out on a place?)
5) Be carefull to check, house condition and surrounding land, back taxes and legal doccuments are up to date, potential renovation outlay costs, accesability to airport/train stn, transport (you may or may not want visitors?)

Just checked this topic, seems like most of the posts relate to buying property which is not necessary if you want to live in Bulgaria, especially for short period.
So 5 most importnt things are:
1. Choose a good city/village/neighbourhood.
2. Make some friends - they will help you with almost everything.
3. Respect local laws/ rules, traditions, way of life.
4. Learn some Bulgarian.
5. Have fun.
