Thx yoda. Good succinct article. But, hey, all you expats living here over 183 days, everyone filing Vietnamese income taxes ?

First I heard about that, and Julian calendar says I am on day 224 already.

For those with Vietnamese spouses and wanting real estate, still unresolved is what happens when government land leases expire after 50 years. Since this government is less than 50 years old, and not one lease has expired yet. There was also this today on Bloomberg about mortgages and a heating up housing market:

Gobot - please note that, if a Vietnamese (including spouses) buy property, they begin a new 50 year lease. BUT if a foreigner buys an existing property, they may only buy the REMAINDER of the existing 50 year lease.  It is still unclear what will happen at the end of the shorter lease. Buyer beware.

Thx Ralph, laws are so confusing here, yet malleable too with a good lawyer. Yeah I would want it her name regardless. I like the idea of ownership, wish Vietnam was more foreigner/retiree friendly like Malaysia, Philippines, Thailand.

My VnGF has informed me that this is incorrect. If I understand her correctly, she is saying that the fifty-year lease starts the day the property is put in your name.

Honestly, I don't know who is right and, from what I've read, it appears that even the attornies are unsure at this time so about all I can say is "good luck figuring it all out." 

VnGF - "It is not true, I mean he don't know completely right about VN policy, if you ( Vietnamese or foreigner) buy property, you must go to the Government do the paper of this property on your name, so that the time will be set up from start, would you tell them about that? I am afraid of my bad English. Thank you."
