How to become a real state agent?

Hello i just wanna know how to become a real state agent, what are the qualifications to fit this job.
Is this commision based only or it can be coverted to monthly salary?

Usually Real estate agents receive a some what "fair" salary + commission on any house that they sell or rent out.
