Hello Cabarete!!!

Hola, everyone!  My name is Steve, and I just bought a couple of nice condos in Cabarete.  I have been going to the DR for many years, mostly at the resorts, but now have private condos.  Will rent when I am not there, and come down when they are not being used.  I live in Texas, but this is a new adventure in the tourist rental market.  Nice ocean front condos are really inexpensive.  Hope to love it.

Congratulations on your condo purchase! 

We are Karin and Carlos.  I am Canadian and Carlos is Dominican. 
We are living/renting in the Punta Cana area.

We are going on vacation and will travel to Jarabacoa (central mountain region) and then go to the north coast.  Carlos and I have never been to these places before.  Would your condo rental be available/ready for July 14 for a week or two?  Please message us privately, as we might be interested in being your first tenants!  fyi, We have excellent references and are very clean and quiet.    As I am Canadian, I need air conditioning!

Let us know how well that goes. I'm interested in buying some condos and Airbnb them. But I think I'll wait to see how things go with you as far as renting them out and if the payout is worth it

We are in the process of selling an apartment on Playa Bonita in Las Terrenas after 3.5 years. It's a great property, fantastic amenities, nicely equipped, 4.94 rating on AirBnB (some idiot dinged us for not being ocean view - we never claimed to be and even included an aerial shot showing exactly where the apartment is in relation to the beach - about a 3-minute walk!), and we have been booked every weekend and for several longer stays (including 3 month-long rentals) since reopening last July after a COVID mandated ban on rentals. I've raised my nightly rate twice, reduced the weekly and monthly discounts, and increased my cleaning fee charge without losing rentals. My prices are just above those of the other apartments in the development, but because of referrals, repeat guests, and awesome reviews, I can demand that!

But...even with a great rental record, by the time we pay HOA fees, property management, cleaning, AirBnB fees, internet, electric, maintenance of apartment and furnishings, we're not making as much as we'd like or expected. We could have done much better having that money in the market.

Now that our home is just a few months away from completion, we won't be getting the benefit of using the apartment ourselves for mini-getaways, so we're selling so we can invest that money elsewhere.
