NHR status / Buying Property in Portugal or Spain?

Hi everyone,



First of all sorry for my English as it's not my first language :)


My partner and I have been living and working in Portugal for few years now and we are now thinking in investing in property (buying a flat and rent it)


My partner has the NHR status, and we were thinking in buying property in Spain.

The reason we were thinking in buying in Spain is a) because I am spanish and we may move there in the future, and b) thinking that having the NHR status means that he will pay less laxes for foreign property income.


Note that even if I am Spanish we would need to apply for a non-resident mortgage in Spain as we are not Spain residents.


I just started doing some research and now my question is, does it worth to buy property in Spain as non-resident there,

or would it be more cost-effective to buy directly in Portugal?
