rent agreement

Bom dia, everyone.

My name is Alex.

I'm going to relocate to Portugal in 5-6 months with my family. And right now, I'm looking for a way, which allows me to show the rent agreement registered in Financial. Does anyone know how to do that?

JohnnyPT

Olá Alex, bom dia e bem vindo.

I don't understand your question... Do you want to know if your rental contract is already registered on the finance website?

You can check it here with your NIF and password:

https://imoveis.portaldasfinancas.gov.p … locatario?

Best Regards

Hello everyone and welcome Alex !

Please note that I have created a new thread from your post on the Portugal forum so that you may better discuss with members.

In which region will you be relocating please ?

All the best

@martb1n Hi Alex,

Do you have the rental contract? Ask the Landlord to send you proof of imposto de selo payment.

JohnnyPT

@Nia,

What does it matter for the tenant?...

What matters to the tenant is that the rental contract is registered on the finance portal and that the rental receipts are issued electronically...

Whether or not the stamp duty is paid by the landlord is not the tenant's problem. It is a debt owed by the landlord...

Nia Queiroz

@JohnnyPT the imposto de selo is the exactly the proof of the contract being registered. Registering the contract is paying the imposto de selo.

According my understanding, Alex want a proof that he has a properly registered rental contract.

Alex,  you can either

  • as said by @Nia Queiroz, ask the landlord to send you the "comprovativo" of the registration of such a contract
  • or, as suggested by @JohnnyPT, look through you own account on the portal das finanças with your NIF, you should see the contract linked to it if the landlord has registered it.

JohnnyPT

@Nia,

I'm sorry but it's not. The stamp duty is generated precisely by the fact that the contract IS ALREADY registered in the tax system. Whether or not the landlord pays the taxes due to him, this one and all the others (stamp duty, IRS, IMI, Condominium fees, ...etc) is a problem of the landlord and not of the tenant....

Nia Queiroz

@JohnnyPT no. I deal with rental contracts every day. Write them and register them. A contract is only registered when the imposto de selo (for that contract) is paid. You are talking about property taxes. Those have nothing to do with rental contracts. Imposto de selo is a specific tax for many things. One of them, rental contracts.
