Selling land in Portugal.

Hello,

I am a Portuguese-born Canadian who wants to sell a few plots of family-owned land in central Portugal. Has anyone had this experience? Or, know a company doing this with an international customer base? Or, is interested in such a purchase? I am in an inheritance situation with no intention to keep the land going forward.

What kind of land is it? Farmland or building plots?

I’m in central Portugal, near Tomar, Santarem.

In the case of inheritance, you have to apply for an authorisation of heirs (certidão de habilitação de herdeiros) in Portugal and go to the tax office (Finanças) and the land registry office (Conservatória do registo predial) to change the owner's land. Only then can you sell it.

May I suggest that you thoroughly analyse the paperwork and contact the town hall to enquire about the construction capability of the land


you can vastly increase the value by selling with a project for construction or subdivision of land 


i presume anyone why buys from you will be doing the same

Absolutely agree!

However if it is rural farmland it is notoriously difficult to develop or sub-divide.

planning permission is also tedious and lengthly, also requiring an architect (especially if you are trying it remotely).

That was my experience anyway!

Hi there,  I would highly suggest you engage a professional realtor who can help you with all of the necessary requirements.  As a Canadian you will be very familiar with ReMax, of which there are many agencies in Portugal now.  Just search the web for a realtor (ReMax or otherwise) in the region the property is situated and I'm sure you'll get tons of results.

An enquiry with the town hall will reveal what potential the land has, if any. The town hall has architects and the architects at the town hall advise for free

Right! I remember the ReMAX Office in Caldas da Rainha (closest city center only 15 minutes away ). I was last there in 2018.

My plots are close by in Caldas da Rainha area. Actually in the area of Regengo da Parada about 6 km in land from St. Martinho do Porto. One large plot suitable for building at least two houses in the village of Regengo da Parada. Three more farmlands, including one with Eucalyptus trees (about 10 years old) around the village area.

Thanks for the detail. I have second cousins there but they just told me to speak to a lawyer. I might retire to Portugal but have no use for the land.
