Being careful with some real estate*** agents

Just want to give you all the heads up about some of the dealings with real estate*** Portugal. Iv found that many properties have missing papers or deeds, or even sold property that wasn't allowed to be sold. We are selling our home in Portugal, but not moving out of Portugal, but we had to gather all the papers including the deeds, they never gave us!

So we are now selling independently...  My friends sold their home a while back and were ripped off terribly.

so stay vigilant, and ask lots of questions :)

@dollydimple62  I'm glad you raised the isssue.  Many owners are now selling directly to buyers but befoire you sell you you must get all your papers ready.  If you are a prospective buyer you'd better hire an independent lawyer/solicitor before making an offer.  To be clear, independent means not suggested by the agent.


The fact is that it's the seller that pays the agent's fees.  And many agents are not even agents, they are real estate consultants.  One day. The next day they do something else.

The new Lisbon airport will be in Alcochete & Benavente councils(*), not in Montijo.

(*) More specifically, between the localities of Canha and Samora Correia/Infantado.

@Santi2 You are right, being careful is the main thing, and anyone can be a ***real estate agent which questions the authenticity of some of them. Not saying everyone but it's good to be vigilant.

@dollydimple62  There is a list of attorneys attached to the Legal assistance page of the US Embassy in Lisbon.


The discaimer says: "The Department of State assumes no responsibility or liability for the professional ability or reputation of, or the quality of services provided by, the entities or individuals whose names appear on the following lists."


Of course, you can always complain in case of "agent's"misconduct, but it might be too late, so better be safe than sorry. https://pt.usembassy.gov/legal-assistance/

It's not ongoing. That location has already been approved by the government and approved in the parliament by all political forces.


Montijo had countless environmental and other problems. So many that this option was abandoned. I don't even understand how it was an option at all.

I've had bad experiences with *** real estate agents. They'll do anything to get business. They lie, fake clients, ... their only aim is to get business exclusivity. Don't fall into that trap.

Good point! If you are interested in a property here in Portugal the "Certidão de Teor" is the document you must have to be sure that the you are dealing with the rightfull owner and if that propriety is free of any mortages. From this point onwards knowing that you are dealing with the legite owner and the propriety is not under any mortage you can negociate.

Absolutely second what @Santi2 is saying. We've certainly heard our fair share of horror stories plus our own experiences (we've visited perhaps 80 properties with agent and sellers in last 4 years, as we buy, renovate and rent properties in Estremoz, Évora). One of the number 1 things to do is pass all documents etc. past your own personal lawyer - too many times we've been told a lawyer is not needed, the estate agent's lawyer will do it, etc. Whoever the agent may be, it's a must to do independent due diligence, there may be things the agent may not noticed too, even with all the best intentions in the world. When spending 10s to 100s of thousands, it's essential.
