Hello to you all. We are in the very early stages of making our move to Cyprus and will start our visits next year. We are thinking of going to Paphos. We plan to be moved by the time we retire in 3 years.

Cyprus is a beautiful Mediterranean island and residence for pensioners is pretty straightforward.


Paphos is a lovely spot, but Limassol and Larnaca are also great options. These are the three main seaside cities, but there are plenty of smaller towns and villages close to them. We lived in Limassol for some years, and it was wonderful. I used to cycle Paphos-way most weeks, along the spectacular coastal road past Ancient Kourion, Pissouri Bay and Aphrodite's Rock - what a fab ride/drive that is!


I suggest you browse some of the larger property sites so you can see what kind of property/location is available for your budget. Limassol is by far the most expensive city, and, as you'd expect, village properties further from the city tend to be cheaper than city centre or beachfront ones. You don't have to be a resident to buy a property, so if you find something you like it's perfectly possible to use it as a vacation home for a few years before you officially retire.

If you are purchasing and not a EU citizen then you will need to factor in getting authorization to purchase. A good real estate agent will help and mention this. There is the possibility of a golden visa if you purchase a property over 300k plus VAT I think. This is under review at the moment and may change. Everything can change here so make sure you get advise that is up to date. Best to engage professionals and make sure the property you look at has title deeds and there is no extra to pay to obtain them. Property purchase is a 'special' challenge in Cyprus.

Keep asking questions here as there is a wealth of experience on the forum given we have all been thru this over the years.

In addition for Fast Track the income required is €50k + €15k per year, a hefty amount 😳

Temp Res is far more achievable at €28800.00 for a couple per year and renewable annually.

Would a substantial investment portfolio (stocks) satisfy the income requirement?

The rules change all the time and are open to interpretation but immigration like to see 2400.00 euro per month deposited into a Cypriot bank account for the 6 months prior to each renewal application if you are on a temp visa

  If regular income levels for 6 -12 months are evidenced then should be ok.. but remember  you must prove it every renewal for the first 5 years
