Buying house in entroncamento

Hello Everyone! Good morning 🌻! I am samsul ☺️   I live in Portugal (Lisbon) almost 4 year's 8month, I like to live here ,I am planning to buy little house in entroncamento,vale de figueira,Vila Nova de barqinha, those places .... because it's quite cheap ....I would love to know how is life there? ,how is the place? Neighborhood? The region? What type of profession they have mostly ? Are they work in those places or somewhere in Lisbon or other cities and come back to live there ? For living about future opportunities?  What about flood because it's close to rivers,how is the situation ,if the flood coming every year ?? PLEASE HELP ME to know all those answers 🙏🙏🙏🙏 I would be very happy to know and thank you very much for your kindness and generosity,

Hi Samsul,

Sometimes in winter, these areas can be flooded by the rising waters of the Tagus river, not every year, but it can happen on heavy rainy days. If you buy a house, be careful not to buy it on the ground floor, and especially in the flood zone. First of all, ask other people rather than the seller for this information  :)

In these areas, you can find work at Entroncamento, Ourém, Torres Novas, Tomar, Abrantes, Leiria, Batalha, ... but to work in Lisbon and live there is far away.


In these areas you can easily find work in retail storage warehouses, industry and in agriculture.

Hello Johnny ! Thank you very very much for your early reply 😊, I will check as you tell me everything about entroncamento and I am looking for a small house 🏡 so it will be with ground floor , I am not going to buy a apartment ,so that is the that I need to look which area are flood coming or heavy rain make full of water on the street  ! Do you have any idea about vale da figueira or vila nova de barqinha?? Thanks a lot

Vila Nova da Barquinha and Vale Figueira had floods in some winters when it rains a lot. These floods last a few days, 1 to 3 days normally, and only if it rains a lot which, unfortunately, due to climate changes, sometimes there are years when it rains very little ...

If you choose these locations, you should look for areas further away from the river Tagus, and/or with some elevation (few meters above the river plane level). Vila Nova da Barquinha, has areas with some relief, even close to the river, and there you won't find these problems  :)

Hello Johnny ! Thank you very much for your kindness and valuable answer , I am looking for in rua Latino coehlo , this is 100 meter close to train station entroncamento , so I am confused if there is raining a lot and when there is lot of water on the street  if it's coming inside the house because the house 🏡 is just first floor ,old house I have to renovate , do you have any idea about  MOITA DE NORTE ? If there is flood or not because it seems a bit hill ,  what do you think about area like neighborhood or people ? Thanks a lot again ☺️ hope I will listen from you

It seems to me that Moita do Norte has no problem of floods, it is further away from the Tejo river than Vila Nova da Barquinha.

Concerning Entroncamento, the street in front of the main station don't have this problem either. I don't remember that they ever closed the train line because of the floods. BUT there is another perhaps bigger problem, which is the noise of trains. If that doesn't bother you, ok, otherwise Moita do Norte seems to me a better choice.

You should also find out if you're at risk of flooding by asking this to the locals living near the address that interest to you. If they do not speak english, write on a piece of paper the following sentence and see their reaction "Desculpe-me, pode dizer-me se este local já teve inundações por causa do rio? É habitual isso acontecer aqui? Sim/Não"

"Excuse me, can you tell me if this place has already been flooded because of the river? Does it usually happen here? Yes/No"

Hi there ! I am thinking if I want to buy an old house so that I have to repair and remodel it but I must know how to do it or how much does it cost and everything but when I live in central Lisbon and if the house is far from Lisbon do you think I should take architecture with me from Lisbon to the house or I can find out near the house which entroncamento ,is it expensive to just show the house and get knowledge about house renovation ,how does it work , another thing is how much expensive in entroncamento construction worker ,, any idea or suggestions please for me , I would would be very pleased to hear you , Thank you very much 🙏

Hi,
You should always look for a builder nearby. It's cheaper, you don't need to pick up someone far away, The price of a restoration job like this one depends on what has to be done... it can be expensive if the house is damaged.... Ask the local people with whom you relate best, what they think about those given budgets. Ask if they know someone who is serious about his work and if they recommend him. I say this from my own experience, it is essential to find someone serious and who knows how to do the job well, even if a little more expensive. Start with what is essential, roof, floor, insulation of outside walls, wc,...

Search these workers in some cities near where you want: Entroncamento, Vila Nova da Barquinha, Torres Novas, Golegã,... similar houses to yours that are in restoration works. Better than to recommend someone, is to see their work in progress with your own eyes...

Please note, it is very likely that you will find people to these works who do not speak english. Don't you want to try an easier solution? Are you alone in this or you will have any support from other friends/family?... These jobs need to have someone present. You should not hand over the work without any control on your part. Be careful...

Suggestion: try to find in the following links some contacts, searching "Construção Civil", "Restauro de casas", "reabilitação de edifícios", "reconstrução de casas", "remodelação de interiores", ...,

(that is "Construction", "houses/buildings  rebuilding", "reconstruction", "renovation"...)

Dear Johnny ! You are such a brilliant person and very good answer as usual , thank you for these. Now I need to tell you that yes I am alone but I will have maybe one or 2 friends but none of us speak Portuguese well ,I speak little bit but not so deeply ...🙁 And about house what you said which is very useful ,I will definitely thinking of these ,but also another problem is this house has no toilet I mean there is small toilet which is very old system so I need built one room with house which is going to be toilet+ bathroom and needs to do sewage system to the public  which can be lot of money I guess ,(no idea ). About wall yes we need to repair , the roof also but I am not really in rush because I don't have money so I am thinking if I buy this house I will do it slowly renovation work , thank you for all , much appreciated , you are very helpful person , hope you have wonderful evening ✌️

1. "Gabinete de Consulta Jurídica da Cidade de Santarém"/ Santarém City Legal Advice Bureau: This office is an important step towards giving everyone access to the law. Perhaps you can find help there and almost free. They can even advise you and validate documentation when buying a house.

The problem is that it is only for those who live in Santarém.... anyway, you can try it ...

2. If they cannot help you or do not recommend any lawyer, then you should look for a lawyer near where you live, by searching one in the Portuguese Bar Association/ "Ordem dos Advogados" Portal to help you in this matter, i.e, "Aconselhamento jurídico"/ Legal advice about the proceedings when buying a house.
