Hi all , we live in Australia , already brought 1000 sq mt land at Initao , I have a Filipina wife but we have been looking on marketplace ,face book , beach front properties ,wow ,all are dreaming , 8k . 3 k etc any advise ,nice and clean area and quite , beach front land right on the beach , clear water and white sand , any bargains around ? , on my own years back , eg . went to Puerto Galera , white beach ,wow so nice , and I am getting on in age , modern hospitals near by etc .

Be aware of the global warming! The oceans level all around the world
is climbing, a lot of islands is already submerged.
At the opposite I bought my lot in the mountains 1500m elevation. It takes me one hour to go to the beach.

Smart move Biker. Best to stay away from the beaches. I am 2 hours by bus to the beach(San Fernando/La Union and it suits me well. Love the cooler weather here. Am happy in Baguio N.Luzon over 9 yrs now. Many people here and that can be a drag.I just avoid going to the city proper unless it's necessary. I watched a video on youtube the other day and many places will be underwater in about 20 years-Miami-New Orleans- some places in Asia also including China. I lived in Shanghai-Pudong 2 years 2010-2012 and taught English there at a university. Shanghai is sinking a little every year. The smog is terrible. I think we will be ok here in the PI as far as sinking too much. Places like Amersterdam-Netherlands and a few other places around there also need to be concerned.
Hello Steve and welcome.
Best advice as many others will tell you is come and look around. Beaches are nice if you can find a clean one and just want to walk around. Mountains offer a cooler climate and less use of A/C. Which part of Oz are you from ? I am from South Gippsland Vic. and now in Cebu. I would suggest look around for at least 12 months, much longer if you are to build your own. Choose a place a moderate distance from inlaws etc.

Best to look in Palawan. Totally familiar with Initao. Filthy beaches. Better prices in Palawan and I assume a decent Hospital in Puerto Princesa. And yes some of the asking prices are totally outlandish. After all it's not Sydney or San Francisco real estate lol.
I agree with Peter Crawford. There are many nice beaches at Palawan and some are much cheaper than I have seen elsewhere.
NOTE beaches CANT be bought, all shores are own by the government and the public have right to use them (except some hotels and such have LEASED such exclisive rights from the government.)
but its possible to own land from 30 meters away from the highest tide.
There are so many beaches at Palawan so there are beaches no one else use though.
I agree with the others about not buying to low land, but there are some shores with hills so a house can be built higher up but be very close to the beach anyway.
Puerto Princesa and (earlier) tourist places El Nido and San Vicente including Port Barton have cost much more than elsewhere at Palawan, but many asked prices has droped now by the crisis within tourism, I have seen even some smaller resorts for sale so cheap so perhaps worth buy them for own living at WHOLE with some adjusting of the buildings if needed. But someone told a tourist place as Port Barton had become almost as an abandonded town, so perhaps better if settle somewhere else where tourism was less important to get access to things as open shops still...?
(I dont know so much about tourist places, because I have never liked them.)

I am from Belmore . new south wales . 71 now . after 2 divorces to Australian women , now married to a Filipina . a little bit about me and the Philippines . after my second divorce ,got very lonely and I suffer with depression . started about 2012 . arranging to meet women on a dating site in the Philippines. and flying out from Sydney to Ninoy airport and always they where there to meet me 4 times I did this and wow did learnt how Filipina work . all ages . about 5 mins after meeting in the airport , we need to get some lunch and then we need to buy groceries etc , but 4 times , did not worry me , may be lonely etc ?. but I learnt a lot , I use to be a angry person , but I found out fast in the Philippines no good this is and other things I had pull my socks up . and I met a few western guys and wow did they treat the women terrible , so sad . I just cant be a animal like the things they told me , anal sex and kinky sex cooking , walk around the condo naked on blackmail of 2 k a week. one western guy told me instead of going there to meet women all the time . just find some one real nice looking ,just go to a mall and pick up a hot looking women and tell her do you want to stay me for 3 months an doo every thing I want for 2k a week . one western guy I met there a western guy from oz had a girl a kid 17 a single mother and spoke to her like a dog ,I told him to f--- k off , I was disgusted , he was in his sixty's . Depression after a divorce? I went 25 years between marriages because I liked the happy single lifestyle.
Four times they met you at the airport? The same woman or four different women?

You do "NOTHING" and she treats you like a King, makes dinner, washes your clothes? Sending money to the in-laws keeps the Palace running smoothly.
Instead of paying for Doctor visits, It would have been cheaper to pay a bar fine and not suffer from depression.

I did not go to Philippines for the sex industry, but instead I searched for a real true relationship... a family life with a women dedicated to me... The Philippines culture is most definitely family oriented... But you have to be very careful,, and use your brain instead of little Johnny in your pants... so... This is my story....
I ran across a dating website filipina cupid after searching for cultures where women are family oriented, loyal to their man, etc.... This is where I met a filipina named Jona... 29 years old... one child...we chatted alot (not video), talked for a couple months, and she wanted to meet to know I was serious... so I flew to meet her in Manila... I did not know what to expect, and certainly did NOT expect an entire family (10) to meet me at Nonoy airport, THEN proceed to drop me and Jona off at a hotel near there... (I rolled with it)... and no... did not sleep with her immediately when I arrived...We had a 2 bed room...
So a back story for me... I was married 28 years... 2 grown sons... an entrepreneur since I was 22(some cell phone stores,, and large restaurant) Very active father with my boys, alot of sports, hockey,, football. Baseball, soccer... (full ride scholarship college for my oldest son(Go Bravs), and entrepreneur younger son... anyways... fresh divorce and here I am 53 now...

I have learned alot about the Philippines... the culture... the "normality" of cheating(for that family... some.. not all...)... and the expectation of the family for me to live with it, and stay with her after... anyways very odd for me... I won't talk much about the view of foreigners by the Filipino people as walking atm machines to be used at will... and somr Filipinas roll to milk the money and give it to the family...
So... I walked away from Jona the moment I confirmed her other man... and never spoke to her again... that was approximately 21 - 22 months ago...
Now... I have met the most amazing women in my entire life... well... kinda met... Covid restrictions hold me here to the U.S.... however... We video chat multiple times a day... and have since day 1, 19 month's ago... she is
a m a z I n g... and trust me... I was gun shy, not trusting, suspicious, you name it... I was that.... Completely different experience this time even not meeting face to face... Some of you may say... ahhhh... sure.... ya... she is playing you... or whatever... And I will not go into details on what I did /have done to confirm she is nothing but loyal, Honest...amazing, and the love of my life...
yes, we have not touched... or been face to face... but it is true... Gerelyn is my life, and my future... There are truly very good and amazing Filipinas in the Philippines that are sweet, loving, loyal, caring, beautiful... etc.... there are also alot of sharks, sucker fish, piranhas, jellyfish... especially on the dating sites that are only trying to milk the money out of your pockets.... but if you look hard... and keep a vigilant eye out for certain signs of danger, you can find the most beautiful, sweet, Amazing love of a very very good women that will love you entirely without an agenda... Like I have...
Yes, we have tried to fly to Thailand... and she was "off loaded"... I unfortunately ended up in a hotel in Bangkok for a week (quarantined) before they let me fly back to the U.S.... she was not allowed to fly... something about her never flying before... and a sex trafficking watch...(?) anyways... she was stopped by immigration, and not allowed to fly to Bangkok.... that was 5 months ago... so now we just wait... for Philippines to open and then I will fly again to Philippines to start a 50/50 life there and here in U.S. until I fully retire...
So ya... Long story short... The Philippines is amazing... the country is beautiful, and not at the same time... the people and culture is very family oriented and mostly simple... I have traveled to and all over Palawan, El Nido, Driven to Bagio, visited Tagaytay/Taal Volcano, and was there 2 months before it blew up, (and also was only 10 miles away when it did blow up... and spewed ash all over my rental car... anyways... I have fallen in love with the Philippines, and with a wonderful women that I plan to share the rest of my life with... So yes... There are ass holes that go to Philippines and treat the women like trash... But there are also alot of good decent men, that are simply looking for love and a life in beautiful Philippines with a beautiful and sweet filipina...

Interesting insight Wellsfry, when one thinks with his little Johnny and tells Guestposter326 not to think with his little Johnny, I guess it takes one's Johnny to know another Johnnies mistakes, as if Johnnies could think.
I would suggest everyone should check out "Thailand Bound" on You Tube. Hundreds of stories about little Johnnies heartbreak and disappointment.
Most people do what they need to do to survive as best they can, this is any culture or country; a business person works at a pharmaceutical company that sells a drug that does not really work as advertised, but 99.9% of those people will keep on working there because they need the job. This is not just pharmaceutical companies but in any business in any country, that’s just life. These girls that you were speaking of are just using the tools they have to accomplish the same things. If one gets mad or upset because of this from some poor (name a country) girl then one has to look for a not poor girl or at least one that is self- assured enough with themselves to act differently, which is a very rare thing if your truly poor and hungry. I’ve been married 4 times, I’m from the states so 3 times to American women and now a Filipina woman for 16 years and I learned a lot from all of them and that came down to one thing, one needs to truly like the woman before you marry them or even have sex with them if you want to be happy with them at all. 1.Filipino's love partying at home with Karaoke as the central theme
2 Filipina's wish for muchos muchos bambino's because its genetically programmed into them; most foreigners have already brought up a family and want a decent nights sleep.
3. Filipino's love the razzmatazz bling lifestyle which urban living suits.
4. Filipinos's prefer to be in crowded environments as they lack self confidence. Foreigners come to the Philippines to get away from the rat race.
If I may add my own reason as a food and wine lover: Filipino's adore sweet wine and smother there food with sugar.

Well. You are right about many but not all. Yes, "all" like FAMILY size "crowds" or biger, but not all like partying and many move home to province if they can to get a calmer life.
Concerning many children that have started changing towards 2 - 3 kids.
E g the family I know most are 6 sibblings 30yo and up, but they have 0 - 1 - max 2 although one with two boys want a girl too. I dont know if the one with 2 girls want a boy but probably no more kids because she is close to 40 and her youngest is teenager allready.
When I have asked others than that family some have said none, and of them who want kids all have answered 2-3 except one said 4, but they are single and possible they said so to not scare away foreign husband prospects
But they have the problem church is very much against contraceptives and as I have understood it only condoms are legal (?) not one time costs reusable/permanent things so many have problem with the costs to use contraceptives. And I suppouse many of the born kids they tried to AVOID to get, but got them by health care teach WRONG about "safe periods"!!!

Not quite true....the health centre in our/many other barangay provinces provide FREE IUD procedures for mothers who have pre planned that they do not want to conceive any more kids infact the IUD procedure is even carried out within 24hrs fm delivery of her last child.

Yes. . .If an Expat is unhappy in his own country he will not find happiness in the Philippines. So back to square one minus his money and self esteem.

Hi Coach, what I am saying is that when you truly like someone, you already know their likes and dislikes and if you still like them then it will be happy for you. The problem with this is that one has to be totally honest and up front with the person and if they are not it will be unhappy for both people. You can’t make someone like you but you can know if you like them. If they have deceived you about truly liking you then you can walk away with no guilt attached. Love and peace

Its called an "IUD" procedure & its being provided free @ some local barangay medical centres :
Its a "Intrauterine device" (IUDs) which is a small contraceptive devices that is inserted into her uterus (womb) to prevent pregnancy.
IUDs are long lasting & they are *completely reversible. Most women are still able to get pregnant easily after having the IUD removed.

I've been to a few beaches at Inatao, Blu Sands etc and I have never encountered a filthy beach anywhere in that area.
