Address can't be registered under CPR

Hi All,

First of all, I hope everyone is well and I'm sorry if the same issue has been answered in the past, kindly refer me to the post if possible.
It's the first time I'm hearing about this issue so I'm clueless and I don't want to cause trouble or be in trouble.
I'm renting a small studio apartment (3 studio units on the rooftop/penthouse) inclusive of EWA & no cap, in Juffair, signed for a year contract under my name.

Recently I've asked the property manager about registering the address once I renew my CPR. He said that it wouldn't be possible because the apartment doesn't have a separate EWA meter along with the 2 other studios beside mine. and since we are all under the unlimited EWA package I assume that we are all sharing the EWA meter.

Is there any way to resolve this?

Get a municipality letter on the basis of your lease agreement (copies of agreement, your CPR and landlord CPR would be needed plus you pay 5 BD for a letter that is valid for one month only).   This will allow you to register the address on the CPR. 

I am surprised that the EWA meter is not separate for 3 studios.  Usually in the older buildings, the water connection is shared but EWA is separate for all.   Are you sure it is not an illegal split of one penthouse unit into 3 studios?

Hi Xtang, appreciate your usual support.

I will discuss this matter with the property manager ASAP. For your question, actually, I'm quite unsure. But to give you an idea, It's newly built and has 3 buildings, that are 3 storeys each. The buildings are somewhat attached to each other, but building 1 cant access building 2 or 3 and the studios located at the rooftop are not connected and is only accessible through their respective buildings.

But if it is illegally split then, what should I do?

Look, the rules are pretty simple for municipality & EWA.   EWA is linked to a municipality address i.e. if you want an address for a stand alone property whether apartment or house, it must have an EWA account attached to it.   If, for example, you physically partition a 3 bedroom apartment into 3 one bed apartments, you won't get separate addresses for them as you won't get an EWA connection without municipality record which you won't get without fulfilling the zoning regulations. 

If that is the case in your situation, then all you can do is leave and get a different place.

Right, I spoke to the manager and he's like "we can't do anything for you" This situation is kinda stressful since I just signed the lease but I guess I need to move out since it's the right thing to do.

I am encountering same issue, My flat owner did confirm it cannot be used as address for CPR. So for new born visa (to bring the kid from my home country) - can the same approach of Municipality letter be used?

Only if the premises is registered under municipality record - an illegal sub partition as as mentioned above, won't qualify.

Is there any way we can verify based on the address if the flat is legally approved flat or not? any govt portal can help with this?

Take lease contract, your and owner CPR copy and approach municipality, they will tell you.

If the lesser can't give u for using cpr address, and it's because the reason is illegal so they will get a case against that?

Don't really understand what you are asking.

But focus on your issue, if the landlord can't give you the address for CPR purpose, basically, you are the one affected.  Whether or not they get a case, doesn't help you.  I have seen building / municipality cases last a long time to be resolved and in the meantime, the tenant is the one who is affected.  And even after resolution, if it is a code violation, you still won't be able to get the address sorted.   The best way is to move building in that case.
