Looking for Housing in Rosarito

Me and my wife just retired from the military after 20 years and have been stationed in the San Diego area for 17 years. We want to make the move to Rosarito immediately. We would both like to move into a condo initially for 3-6 months until we find exactly where we would like to live. I am currently in Alabama helping my daughter transition to the University at Birmingham. My household goods would be shipped from there. Obviously I’m looking for the most cost efficient housing in a condo or residence on the beach and then find the exact spot 3-6 months later. Any information would help. Thanks.

Check the La Jolla condo's there really isn't anything that can compare for the price.  We bought about a year ago in the new towers La Jolla Excellence.  We are in T3 and we should be in by this time next year.  There are two other sets of towers all done by the same builder.  La Jolla Del Mar and La Jolla Real.  You should be able to find a long term rental in either of those.  We also stayed at Califia a few years ago.  The tower was really nice and some of the units were unfinished so you could still pick your colors, cabinets and furnishings.  The grounds weren't as nice as La Jolla, which is what sold us.  There are a few YouTube videos, one of which I posted from our visit a year ago.  We are using Ken Husman at Baja123 realty and really like him.  I know his wife works for a large property manager in Rosarito so between the two of them they should be able to find you exactly what you want.  Tell him Jim & Liz sent you.

I am in touch with a guy at Calafia and he has a two bedroom on the 8th floor for $950 a month, first and last months rent, and one month rent as a security deposit. That’s for a six month lease. Does that sound about right? I want to find a place for 3-6 months and then find where I really want. Calais looks nice and the price is right where I want it. How much are you paying currently because it sounds like you love it.

Another question would be if I were to sign a year long lease would I be able to Airbnb or sublet it for the remainder of my lease if I were to find another place I liked better?

Sub-let would be between you and your landlord.  I would be careful as it might be considered MXN income and result in you filing taxes in MXN.  That seems like a pretty decent monthly rent.  As I recall there are more than one tower.  We stayed in a villa.  Is it the older one or the newer one.  If it's the newer one I would say definitely a good price.  The older tower I would want to visit and see how it looks. 

If looking to buy I would also look at Los Olas Grand and Las Palmas.  Ken got us a place twice at Las Palmas when we went to visit and it's very nice.  Price will be less than La Jolla.  Again, check the Baja123 www site for sales listings.  They have a huge amount of listings at any place you would want to live around Rosarito.   

We bought in Tower III pre-construction for $217,000 for an Esmeralda floor plan.  You can get close to that price pre-construction at Tower IV or V.   Main thing we liked about pre-construction is we can really do anything inside the walls we want.  We can design any floor plan within the 1800 sqf.   

When we deposited Tower I was about 80% done.   Ken walked us through it in hard hats.  It's been 100% done now for about 3-4 months.  People took possession in October.  Tower II should be about 80% done now (we haven't been down for a year).  When we deposited TIII was just a dirt patch.  I'm told it's about 40% done.  We will know next month when we go down for the weekend.   

Another HUGE benefit of La Jolla is the infrastructure.  If you Google earth and Trip Advisor you will see some of the best restaurants are right in front of La Jolla.   I know promises are just that, but La Jolla Excellence is suppose to have a med clinic, bar, multi-pools (some already there), and a pet clinic.  Don't commit until you visit.

Hi everyone. This is my first post here.

My wife and I live in the mountains east of Albuquerque where we get real winter. We're spending our third winter in Puerto Vallarta, but are considering Rosarito for 2019/2020.

We are interested in renting 1 December through the end of March. Our goal would be 2 bedrooms and 2 baths with an ocean view, at no more than $1500 per month. We have no pets. We would be interested in Rosarito and south, possibly as far as Ensenada. But from our internet research it seems Ensenada may not have much to interest us in housing.

We plan on visiting Rosarito in May of this year to get a feel for the area and see if it might be a good place for us. Right now we're just checking things out online. From what we've seen Rosarito looks promising.

Buying a full-time home may be an option in the future, but not right now.

We are in our 70s, but active, and like to walk everywhere we can. Walking distance to restaurants would be a plus.

I have been reading this forum with interest and have already made email contact with several of the area agents, some of which I found here. I'm not expecting a response to this post; just  wanted everyone to know I appreciate all the good information I have found here.

Welcome Hack, you will find this forum of great wealth.  We didn't look much other than Rosarito for several reasons, mainly distance to grandkids.  You will certainly want to visit the area and find something of your needs.  From what we have seen if walking everywhere is your primary concern you will want to be in downtown Rosarito or Ensenada.  Rosarito more so.  Walking can be a challenge in Mexico between traffic, construction, and uneven terrain.  Good news is UBER is all over the area and it's cheap.       You shouldn't have an issue on a long term rental at your price point at Rosarito.

We walk pretty much everywhere in Puerto Vallarta - usually 5 to 7 miles a day. Much of that on cobblestones, and we live uphill, so that usually includes 300 to 500 feet of elevation gain.

Regarding costs, based in the rental ads I've seen it looks like Rosarito has larger and nicer rentals for less money than PV.

Want to know if the two bedroom in Califia is still available? Looking for something like that in Rosarito but having some difficulty.

Thinking about spending next winter near Rosarito. We never drive in Mexico after dark. (Puerto Vallarta and the route from New Mexico through Mazatlan.) I'm wondering if people there feel safe driving the cuotas at night, say from Ensenada or the wine country back to Rosarito.

Our first trip into Mexico from San Diego to Rosarito was at night.  We had never negotiated that route and had never driven in Mexico.  It was an easy drive and I never felt unsafe.  We have only driven to/from Rosarito to the wine country once during the day.  The toll road felt safe, well traveled, marked well, and maintained.  Getting off and into the actual wine country isn't so much.  I never felt unsafe during the day, but streets aren't marked to well and we were only able to find one winery (Santo Tomas) on out list, which was awesome by the way.

Personally, when we do a wine country visit again we will either do a tour or hire an all day UBER (cheap $40).  Baja Test Kitchen and wineroutebaja.com  both do a nice wine and food all day tours.  They will pickup at the border or along the route.  I checked and they are more than happy to pick us up at our condo in Rosarito.

I'm looking ahead to our late May trip to checkout possible condos in Rosarito for next winter. I thought I might be starting too early, but, based on the places available, maybe not. It looks like Ensenada has quite a few more affordable hotel choices than Rosarito. Am I missing something? Does anyone here have recommendations for good affordable hotels in Rosarito?

Our few trips to Rosarito we have always done a VRBO or our real estate agent has hooked us up with a place.  The only hotel I can think of in Rosarito proper would be the Rosarito Beach Hotel.

Thanks. Good idea. We may use VRBO or AirBnB for our May trip. Which makes me wonder. Has anyone here ever used AirBnB or VRBO for long term rentals, say for months?
