Step-by-step for stamping and certifying rental agreement?

Post new topic

Henkie54

Hi, we're about to sign a rental agreement. Now for the yellow slip application, utilities transfer etc. we need this agreement to be stamped and certified, correct?

So we sign the contract first and than take it to the tax office to get it stamped or does the landlord need to stamp it for us and then we sign?

Also for the yellow slip application; does the rental agreement need to be certified? If so, how would we do that?

If anyone has a step by step for the whole procedure, that would be great! 1f60a.svg

you go into Paphos and go up to the big Papantoniou so that would be on your left after the traffic lights. Just before the traffic lights on the right is a bicycle shop. If you go in there you can buy the stamps and he will certify it for you. I know it sounds crazy but that's where we got ours done.

His name is George Antoniades and he's a Certifying Officer. Tel. 26933301/mobile..

You and your landlord sign it then go to the notary above..

This act legalises the contract ... For what it's worth...which here is not much..

You will provide a copy of the certified rental.agreement at immigration...  If the contract is below €5000 annually no stamps are required

Thanks Toon, can we get it stamped and legalized after we've signed as well? And any tips on where to get this done in the Polis area?

The certifying officer is the mukhtar of your place. If you don't find him/her ask at municapility.

Toon

Probably better for you to go to the polis mukhtar.. he would normally be found somewhere nr the municipality office

Henkie54

@Toon thank you, I will begin my quest to find the illustrious Mukhtar.

Good luck ours in peyia is a little elusive

Two more questions about this procedure if I may; the stamp duty calculation tool on the tax website doesn't work for me.

  • Is there another way to calculate how much I need to pay/how many stamps I need? (12 month contract, total  8400 euro)
  • Do I need the stamps when I go to the mukhtar to get it legalized or can I attach them later as well?

Toon

The mukhtar signs it and then you get the stamps from the tax office . The tax office will tell you what the charge is... It might be worth checking with local post office to see if they sell the stamps

The law states that, in relation to tenancy agreements, the stamp duty paid for agreements at the value of €0 to €5000 is €0, however, for every €1000 (or part of €1000, e.g. €999) after that, a charge of €1.50 is added.   As at 13 May 2022

So about €6

So stamps can go after the mukhtar signs it. CHECK! 2705.svg

You've been a great help, thanks ever so much.

@Henkie54 that is my understanding as when we rented. That's what we were told to do and then get the stamps..... but in all honesty we never did it . But they were the days of UK being in EU .. NOBODY BOTHERED.. now they do and it's a further way of finding out who is renting property out and not paying taxes....

I assume your landlord knows you will be getting it stamped
