Are there any restrictions on landlords increasing the rent of properties at the renewal date?

Dear Omeath,

If your asking about bahrain, as bhuser replied, landlord can decide on the rent hike anytime, no such rules which govern rent rules.

But then not every landlord increase the rent every year. Including myself and many of my friends keep paying the same rent since they moved here.

As others said, there is no rule limiting the increase in rent.

Don't forget, everything is negotiable here in Bahrain. Always negotiate.

If you haven't already signed a contract make sure you make them add a clause that the rent can be increased after the initial 2 year term (or whatever term you are signing for) and to a maximum increase of 5% is allowed.

This will help cover your back.
